When is the Best Time to Sell a Home in Florida?

The best time to sell a home in Florida is the late spring or early summer, a time when school is out and people are motivated to buy. However, Florida is different than other places – the great weather in the fall and winter also can lead to a good selling market.

A report from the online real estate listing company Zillow found that homes listed in the first 15 days of May sold nine days faster than the average listing. They also sold for an average of $1,500 more than homes listed during other times.

Part of the reason for this is that people have their tax refund checks in hand. Another factor is that it is easier for people to make a substantial change in their lives by moving in the spring and early summer – especially if they are parents of school-age children.

Buyer Type

If you are looking to sell a single-family home, then the most likely buyer is going to be a family with children. When listing, it’s important to keep their needs in mind. They don’t want to start shopping for a home until the spring, and they likely won’t want to move in until late May or early June, after school is over.

However, if you are selling a condo or townhouse, especially one that is close to the coast, the fantastic winter months may appeal to potential buyers. It’s not a bad idea to list in the final months of the year when people from the northern states are more motivated to buy.

Motivation

That’s another issue to keep in mind. If people are looking for homes in the last quarter of the year, it could be because they must buy to make a move to your area (maybe for a job transfer). Every year, someone is looking to get into their new home by Christmas. So, while the spring and summer months are your best bet, fall also can prove a good market to sell a home in Florida.

Listing a house in the late fall or early winter also limits the competition. The spring, in Florida and everywhere else, will be flooded with homes for sale. Listing in December, for example, could place your home as the only listing in your whole neighborhood. If you are looking to sell, it’s not a bad move to try the winter months and see what offers you get. Again, this is especially true in Florida, where winter is one of the most pleasant times of the year – especially compared to almost everywhere else in the country.
